Dolphin Cuts Unplanned Callouts with Chiller Plant Service Programme for Dubai Tower

A mixed-use tower in Dubai depended on its chiller plant to hold tenant comfort through Gulf summer peak loads, but reactive breakdown response had left the facilities team without a predictable maintenance rhythm across the plant's exchangers. Every unplanned callout meant a tenant-facing comfort complaint before the facilities team even knew there was a problem to fix.

Dolphin put a scheduled descaling and overhaul programme in place, planned around the building's occupancy calendar rather than run reactively once a fault had already affected tenants. Descaling intervals were set against the tower's actual condenser water chemistry and measured scaling rate, rather than a generic calendar-based schedule that would either over- or under-service the plant.

Facilities teams need cleaning, descaling and overhaul scheduled around occupancy — not reactive breakdown response.

Each scheduled visit included a condition check across the full exchanger inventory, not just the units due for descaling that cycle — surfacing early-stage issues on other units before they became the next unplanned callout, and feeding a running condition record the facilities team could use to plan the following season.

Across a full cooling season, the scheduled programme cut unplanned callouts significantly, giving the facilities team a predictable service record instead of reactive breakdown response, and a maintenance budget line the building could actually plan around rather than absorb as an unpredictable cost.
